Crest Nicholson Consultation
On the 5th March 2026 Crest Nicholson (CN) held their 2nd Public Consultation in the village hall, they produced an updated brochure please see below.
Points to note:
Housing reduced from 1,300 to 1,000L
Language has softened from "We believe it will meet the test to be defined under new government designations as grey belt" to "subject to certain tests being met, the principle of development would no longer be unacceptable". See new government designations as Grey Belt despite the fact that it is not "ugly" or unusable land (scruffy photos used in December flyer have been removed) the photos on this website are a true representation of the site
There is a contradiction "This land is currently not accessible to the public" on page 3 and "there are several existing public footpaths in and around the site" page 5. There are existing public footpaths so by definition it is accessible to the public.
Page 4 speculates on education, health provision and retail options however the golden rules for planning say they must boost public services and local infrastructure, like more schools and nurseries, new health centres, and GP appointments.
A new dedicated walking route will be created along Lodge Lane, providing an important link towards Salfords railway station, following a well-used route. The map on page 6 shows a walking route that is unsafe, crossing the dual carriageway with no pedestrian crossing and down the alleyway a man was attacked in last year)
CN claims the planned development areas are in a zone considered at low risk of flooding from rivers. Most of the site is also at low risk of flooding from surface water. As local residents we belive this to be incorrect, the area floods heavily around burstow stream and adding more concrete will make things far worse. The proposed walking loop south of Hoadley Road is inaccessible due to flooding most of the year.
